Coventry Doesn't Let Like Anywhere Else

In my experience, coventry is not Solihull. A report written for a quiet professional let won't survive a six-bed student house in Canley.

The city runs on two engines. Coventry University sits right in the centre. So Hillfields, Friargate and the city-centre blocks fill up with students and young professionals. The University of Warwick sits out on the south-west edge. That's why Canley, Cannon Park and Tile Hill are wall-to-wall student lets, with Earlsdon the postcode everyone wants. Between the two universities you've got more than 50,000 students, and they drive most of the rental market.

That changes the job. In a student HMO the wear is heavier and the contents lists are longer. Nine times out of ten the deposit argument comes down to a kitchen, a carpet or a wall that was never logged properly on the way in. A vague check-in there is a dispute waiting to happen. And it will.

Then there's the other Coventry. Cheylesmore, Styvechale, Finham and Coundon are family and professional territory. Victorian terraces and bigger homes, longer tenancies, different standards again. Earlsdon does both.
