Kidderminster rents have cooled. Your records need to last longer
Kidderminster grew around its carpet mills. The trade once employed more than 20,000 people.
ONS puts the Wyre Forest average private rent at £825 a month in August 2026. That's down 2.4% in a year. Across the West Midlands, rents rose 4.9%.
My take? When rents stop climbing, landlords hold on to good tenants. Your inventory may have to stand up five years later.
At this rent, the legal deposit cap is about £952. On a tight margin, one deduction you can't prove comes straight off your profit.
How I inspect each type of Kidderminster home
Victorian terraces: I log the damp first
Near the town centre, you'll find Victorian and Edwardian terraces from the carpet years. Expect attic rooms, original features, older heating and solid walls.
Some of that damp has been in the walls longer than any tenant. So I log the tired plaster and stained ceilings at check-in, with timestamped photos. If it isn't on the record, it becomes a check-out argument.
Foley Park, Spennells and Offmore: family lets that last
The council's design guide dates Offmore Farm and south Spennells to the 1970s and 80s. Foley Park sits on the DY11 side, towards Hoobrook.
A family that stays five years leaves five years of living behind. Scuffed paintwork. Worn stair carpet. An overgrown garden. At check-out, there's only one question: was that there before? A detailed photo inventory answers it.
Comberton Road and Lea Castle: snags off the tenant's bill
Planning has been approved for 1,450 homes off Comberton Road, east of the town. Another 600 are coming on the former Lea Castle Hospital site.
New builds aren't fault free. Fresh plaster can crack as it dries. Silicone can lift round the bath. We record build defects separately. That way, your tenant isn't charged for the builder's work.
Stourport and Bewdley: riverside homes need more on record
Stourport-on-Severn and Bewdley sit on the River Severn. Bigger rooms, gardens, garages and outbuildings all go on the record. I give the shed the same care as the kitchen.
What's changing for Kidderminster landlords in 2026 and 2027
Article 4: small HMOs need planning permission from 20 February 2027
From 20 February 2027, turning a family home into a small HMO needs planning permission. That means an HMO for up to six people. Wyre Forest District Council's Article 4 direction covers every Kidderminster ward, but not Bewdley or Stourport.
The council counts only 25 licensed HMOs in the town. It believes many more aren't registered. Already letting rooms? Keep your records dated and in order. A room by room inventory is part of that paper trail.
HMO licensing in Wyre Forest: no extra local scheme
Five or more sharers from two or more households need a licence. Wyre Forest adds no additional or selective scheme on top.
The landlord database: Kidderminster is in the first wave
The new landlord database opens on 15 December 2026. The West Midlands goes first. Kidderminster lets must be on it by 14 March 2027, at £65 a property each year. It asks for your EPC details. My advice? Sort the EPC this autumn, not in January.
Inventory reports
The photographed schedule of condition.
Rooms, contents, meter readings and keys. All recorded and photographed at the start of the tenancy, furnished or unfurnished. Garages and sheds too. A proper schedule of condition is what every later report is measured against.

A day-one record nobody can argue with.
We walk the tenant through the report. We read the meters and get it signed. A tenant check-in agreed on the day is very hard to argue with later.
Learn moreCheck-out inspections
Dispute-ready evidence for the deposit claim.
Since 1 May 2026, the Renters' Rights Act means a tenancy can end in any month. At the end of the tenancy, we check every room against the original inventory. We look at condition and cleanliness, and allow for fair wear and tear. Any deposit deductions are backed by photos. A clear check-out report gives TDS, DPS and MyDeposits adjudicators what they need.

Catch problems early.
A routine inspection halfway through shows how the property is really being lived in. Condensation behind a sofa. A slow leak under a sink. You hear about it from us, not from the tenant at check-out.
Learn moreLegionella risk assessments
Your legal water-safety duty, handled.
Controlling Legionella risk in the water system is the landlord's duty. A domestic let doesn't get a Legionella certificate, whatever you may read. It needs a written Legionella risk assessment in Kidderminster. We'll do it on the inventory visit where possible.

The certificate you can't legally let without.
From 1 October 2030, private lets are set to need an EPC of C or better. On the national register, nearly two in three homes in DY11 rate D or below. In DY10, it's more than half. Book your Kidderminster EPC with the inventory, on one visit where possible.

Kidderminster letting agents: I cover Saturdays when your office is shut
Kidderminster is about 25 miles from our Stechford base. If your lettings office closes on a Saturday, we don't. I've worked in property inspections since 2014, and I set up Capital in 2021. Why? I kept seeing cheap, thin reports lose deposits.
- Independent, AIIC-accredited and fully insured. Reports built to stand up in front of an adjudicator.
- Photos of your property, not a template. Every note is written for that home.
- A refund policy. If a report isn't right because of an error on our end, we put it right or refund you.

FAQs
Which areas around Kidderminster do you cover?
All of DY10 and DY11, including Spennells, Offmore, Comberton, Foley Park, Franche and Habberley. We also cover Bewdley, Stourport-on-Severn, Cookley and Wolverley.
Do I need planning permission to turn a Kidderminster house into an HMO?
Yes, from 20 February 2027, for a small HMO of up to six people. Wyre Forest District Council's Article 4 direction covers every Kidderminster ward.
How much does a property inventory cost in Kidderminster?
It depends on bedrooms, furnishing and what else you book on the same visit, so call for a quote. Under the Tenant Fees Act 2019, the landlord pays, never the tenant.
Can a mid-term inspection help with damp in older terraces?
Yes. We check walls, ceilings, window reveals and the bathroom, then photograph and report any damp or mould straight away.
Do you also do EPCs and Legionella risk assessments in Kidderminster?
Yes, on the same visit as the inventory where possible. Kidderminster landlords need their EPC details to join the new landlord database by 14 March 2027.
