Old needle town, new town estates: why one template won't do
Redditch made needles long before it became a New Town in 1964. Then the planners built big estates around it. The two halves still let very differently.
Headless Cross and Webheath have older village streets and family homes. Matchborough, Winyates and Church Hill are new town estates.
A townhouse in Matchborough and a semi in Webheath are different lets. We document them differently.
ONS figures put Redditch's average private rent at £976 a month in August 2026. That's up 11.1% in a year. It's more than double the West Midlands rise. At that rent, the legal deposit cap is about £1,126. When rents climb, tenants fight deductions harder. Your report has to hold.

The new town estates: catch the damp before it costs you
Church Hill, Matchborough and Winyates were laid out in the Radburn style. Footpaths and roads were kept apart. Many front doors face a path. The garage sits in a court round the back.
In my experience, that garage is the first thing a cheap inventory misses. No number, no key, no condition on record? Then there's nothing to claim against. We log it like any other room.
Expect townhouses, maisonettes and end terraces, some of them ex-council. A lot of this housing is around fifty years old now. Older windows and older heating mean condensation. Condensation turns into mould fast. A mid-term visit catches it while it's still cheap to fix.
Parts of Abbeydale were built in Wimpey no-fines concrete. Those solid walls have no cavity to fill. So getting to EPC C takes more planning.
Headless Cross and Webheath: bigger homes, more to record
Headless Cross, Crabbs Cross, Webheath, Walkwood, Callow Hill and Oakenshaw South attract professional tenants. The M42 and the Cross-City Line from Redditch station put Birmingham within reach.
These homes come with fitted kitchens, gardens and driveways. More to record, more to argue over. So we photograph appliances, worktops, flooring and gardens one by one.
Brockhill and the new builds: log the snags on day one
Brockhill has been growing since the 1990s. Newer streets have gone up around Washford too.
A new build looks perfect on move-in day. It rarely is. Nail pops, settlement cracks, sticking doors. Miss them at check-in and the tenant gets the blame later. We record build snags separately. So your claim covers real damage only.
Three Redditch rules I'd want every landlord to know
HMO licensing: five or more sharers
Redditch Borough Council runs the national mandatory scheme. Five or more people from two or more households sharing a kitchen or bathroom? You need a licence. There's no additional or selective licensing here at the time of writing.
No more Section 21: check-outs can come at short notice
Since 1 May 2026, tenancies roll on as assured periodic tenancies. With no fixed end date, a check-out can land at short notice. Your evidence needs to be ready from day one.
The landlord database: the West Midlands goes first
Registration opens on 15 December 2026, and the West Midlands is first in line. Redditch landlords have until 14 March 2027. You'll need your EPC to register. My advice? Get it sorted before December.
