Stafford isn't one rental market, so I don't use one template

Stafford is the county town. The county council, the County Hospital, the police HQ and MOD Stafford are all here. Trains run straight to Birmingham and London.

So you get commuters, families who stay for years and service families on postings. A one bed flat in Forebridge and a family semi in Baswich are different jobs.

Rents are rising too. ONS puts Stafford's average private rent at £901 a month in August 2026. That's up 6.6% in a year, against 4.9% across the West Midlands. At that rent, the legal deposit cap is about £1,040. Tenants will fight for that.

What I look for in each part of Stafford

ST16, Castletown and the town centre: where cleaning disputes start

Castletown's terraces by the station were built in the 1830s and 1840s for railway workers. Doxey and Castlefields sit close by. Lets here are smaller and turn over faster.

More turnover means more check-outs, and more cleaning arguments. The tenant says they left it spotless. The landlord says it needed a clean. Without dated photos, that argument only ends one way.

Older terraces bring older problems too. In my experience, damp and tired plaster are often there before the tenant moves in. Leave them off the inventory and you can't prove it.

ST17, Baswich and Wildwood: long lets need a record from day one

Baswich, Weeping Cross and Wildwood are family country. Highfields began as a council estate in the 1950s. Wildwood was built around the 1970s.

Families here stay for years. Five years of wear needs a proper record from day one. Without it, every scuff turns into an argument about fair wear and tear.

ST18 and MOD Stafford: postings mean predictable turnover

MOD Stafford sits at Beaconside. It's home to Royal Signals units. Service families move on postings. That's predictable turnover, and every move-out needs a check-out that stands up.

We take Saturday and short notice bookings. So a posting date won't leave you waiting.

New builds at Burleyfields and Beaconside: log the snags first

Burleyfields, west of town, is planned for up to 1,500 homes. More homes are coming north of Marston Grange.

New builds hide their faults well on handover day. Hairline cracks. Nail pops. A door that sticks. We log build snags separately, so your claim only covers real tenant damage.

Three Stafford rules I'd check before your next let

HMO licensing: the national scheme only

Stafford Borough Council runs mandatory HMO licensing. If five or more people from more than one household share a kitchen or bathroom, you need a licence. The selective licensing in the news is in Burton, under East Staffordshire Borough Council.

No more Section 21: your evidence starts on day one

Since 1 May 2026, tenancies roll on as assured periodic tenancies under the Renters' Rights Act 2025. With no fixed end date, your evidence must be ready from day one.

The landlord database: West Midlands landlords go first

Registration opens on 15 December 2026. Stafford landlords have until 14 March 2027. You'll need your EPC details, and it costs £65 a property each year. I'd sort the EPC now, before the December rush.

Stafford is about 30 miles up the M6 from our Stechford base. I've been in property inspections since 2014. I set up Capital in 2021 to replace cheap, thin reports with ones that win disputes.

FAQs

Which areas of Stafford do you cover?

All of ST16, ST17 and ST18, from Castletown and Doxey to Baswich, Wildwood and Beaconside. We also cover Stone, Penkridge, Eccleshall and Gnosall.

Do you handle military and MOD lets around Beaconside?

Yes. When a posting ends a tenancy, we can book the check-out on a Saturday or at short notice. A clear day-one inventory keeps the handover quick.

How much does a property inventory cost in Stafford?

It depends on bedrooms, furnishing and which services you book together, so call or WhatsApp for a quote. Under the Tenant Fees Act 2019, the landlord pays, not the tenant.

Does Stafford have selective licensing?

No. Stafford Borough Council runs mandatory HMO licensing only, for five or more people from more than one household. The selective licensing plans in the news cover streets in Burton, under East Staffordshire Borough Council.

Do you also do EPCs and Legionella risk assessments in Stafford?

Yes, on the same visit as the inventory where we can. You'll need your EPC details to register on the new landlord database.
